A Texas mechanic’s lien gives you a legal claim against the property where you performed the plumbing work when you haven’t been paid for your labor or materials. Once filed, the lien becomes part of the property record, which can create a very different kind of pressure than another invoice, phone call, or email.
An unresolved lien can complicate the owner’s ability to sell, refinance, or obtain future financing on the property. That gives the customer a practical reason to deal with the unpaid balance instead of continuing to put you off.
But a lien isn’t necessarily the right move for every unpaid plumbing invoice. It tends to make the most sense when the work is clearly connected to a specific property, the amount owed is large enough to justify the filing process, and your normal attempts to collect haven’t worked. You also have to act while your lien rights are still available. Once the applicable deadline passes, that leverage may be gone.

Texas lien paperwork isn’t something you want to start figuring out after a customer has ignored you for months. The process can involve multiple notices and filings at different stages, and each one may have its own timing and delivery requirements.
Some notices may need to be sent earlier to preserve your lien rights. If payment becomes a problem, you may need additional notice before filing the lien. And if you do move forward with a lien, you must prepare and file the correct claim, and properly notify the required parties.
The frustrating part? You can be completely right about the money you're owed and still lose your ability to file a lien. Missing a deadline, using the wrong form, or sending required paperwork to the wrong party can undermine the lien even when the underlying invoice is completely valid.
That’s why the lien process is about more than having the right forms. You need to know what to send, who needs to receive it, and when each step needs to happen.

PAPERWORK FOR A TEXAS MECHANIC'S LIEN
A mechanic’s lien isn’t just one form you fill out when a customer doesn’t pay. It’s a process made up of notices, filings, and proof that each required step was handled correctly.
Depending on the job and your role in it, certain notices may need to be sent before the lien itself is ever filed. If payment becomes a problem, additional paperwork can give the customer an opportunity to pay while preserving your ability to take the next step.
If you do move forward with a lien, the correct claim needs to be filed and the required parties properly notified. Using the wrong form, sending something to the wrong person, or missing a required step can undermine the lien even when the money is legitimately owed.
That’s why having the forms isn't enough. You also need to know which document to use, who gets it, and when it needs to go out.

DON'T ACCIDENTALLY GIVE UP YOUR LIEN RIGHTS
Lien waivers are common on plumbing jobs, especially larger projects where a property owner or general contractor wants confirmation that a lien won’t be filed once payment is made. But not every lien waiver works the same way, and signing the wrong one at the wrong time can cost you your lien rights.
The biggest difference is whether the waiver takes effect after you actually get paid or as soon as you sign it. A conditional waiver protects your lien rights until the payment clears. An unconditional waiver can give up those rights immediately, regardless of whether the money has actually made it into your account.
That distinction matters if a check bounces, a payment is reversed, or something else goes wrong after the paperwork is signed. Before you sign a lien waiver, make sure you know exactly what rights you’re giving up, and whether you’ve actually been paid yet.
Payment has to happen first. A conditional lien waiver only takes effect once the payment actually clears. That means you can provide the customer or general contractor with the requested waiver without giving up your lien rights before you know you’ve been paid.
If a check bounces, a transfer fails, or the payment otherwise doesn’t go through, the waiver doesn’t become effective. It’s the safer option when payment is still pending or hasn’t been fully confirmed.
Once you sign it, it takes effect. An unconditional lien waiver takes effect as soon as it’s signed, whether or not the payment has actually cleared. Once you sign it, you may be giving up your right to file a lien for that payment even if something goes wrong afterward.
That makes timing especially important. An unconditional waiver should generally be signed only after the funds have been received and confirmed, so you’re not giving up valuable lien rights for money you don’t actually have yet.
